Q:What is a garage door safety inspection?

A safety inspection must be performed after and even before servicing your garage door
First the technician will check if your garage door is hanging precariously in the opining and that it wont fall when set in manual mode. He will test the smoothness of the travel and listen for funny sounds when the door is being operated in manual mode, if it passes this test then he will check the balance of the door… You see the garage door should be able to stay about half-way open in manual mode to be considered a well balanced garage door. Next he test the motor.
The garage door service technician will test the optical sensors for correct operation and communication with the opener. Next he will check the force adjustment that it does not use to much force to close the door but just enough that any foreign objects or people blocking the travel of the garage door will trip the force sensor. The final motor adjustment will be the setting of the limits. Weather mechanical, magnetic or flipper style limits they must be positioned or set correctly to inform the door that it has reached it’s travel limit.
Warning: IMPROPERLY SETTING LIMITS CAN BE CATASTROPHIC… After the limits are properly set the door will open to the point where the bottom of the garage door will be even with the header opening. The bottom limit will be set when the door seats snugly to the floor with out crushing the j-arm or smashing the door into the wall.
Finally the garage door service technician applies white lithium grease to the operator rail which quiets and smooths the travel, and he uses oil on the hinges and all bearings… At this point your garage door is serviced like a well oiled machine…
***Note: Wood garage doors need extra service and maintenance, due to the nature of wood swelling and contracting with heat and moisture. As a result a wood garage door needs to be maintained by staining or painting it periodically when necessary. Also wood garage doors must have all the hinge screws tightened periodically… if not the door can fall apart… so tighten those screws.
***Note#2: Garage door operators or motors with chain rail assemblies must be tightened snug but not to tight or else the gear and sprocket in the motor will shear off…
@ this time any remotes can be programmed and items can be moved away form the moving door so as to not obstruct the travel…
